
Why would I want to buy Fractional?
For most people, it comes down to time and money. Using vacation property for more than 10-15% of the time is a rarity for most people. In addition, the cost of recreational property—particularly waterfront— has risen to the point where affordability is far more difficult. Fractional ownership allows you to align your expected use with the cost of ownership.
How does ownership work?
Each owner receives an undivided, deeded interest in a particular unit. Included with the interest is a proportional share in the common areas (lodge common areas, pool, vineyard, uplands, and river frontage). Your interest is recorded and insured by a title company, just like any other real estate transaction.
How does this differ from timeshares?
It comes down to ownership. Timeshares typically offer the rights to use a particular piece of property for a particular time. Most do not offer deeded real estate ownership or the level of services and amenities available at a fractional ownership property. Fractional ownership is designed to provide the same benefits of fee simple (single) ownership, but shares in the uses (and costs) to better align your actual usage of the property.
How many interests will be sold?
A maximum of six interests will be sold in each lodge unit, for a total of sixty (60) interests.
How often can I use the property?
Each fractional interest allows the owner to use the property for up to fifty-six (56) day/nights per year. As an owner, you may use the lodge common areas at any time—including access to the river frontage, vineyard, and pool. In accordance with the reservation system and the Rules and Regulations, you may use more than one unit at a time for group stays (family, corporate, or individual). This provides owners with a uniquely flexible program to use your suite to your best advantage.
Will I always stay in my unit?
No. Owners have equal access to all units. This allows greater flexibility for scheduling, and also allows the use of multiple units by one owner if desired. Use of the on-site storage lockers allows you to access your unique items for whichever unit you are assigned to during your stay.
How do I reserve time?
Reservation procedures allow you to reserve one or more stays in advance (see the Reservation System). In addition, shorter term stays and/or reservations may be accommodated on a spaceavailable basis. Reservations can be done by phone, or on line through the owner access with the Canyon River Ranch website.
How do I know I’ll get to use my unit when I want to?
The reservation procedures include a rolling priority each month. Therefore, you will, over time, have access to a unit as a priority during each season. The system is designed for a fair and equitable allocation of uses. In addition, we anticipate those who do not use all their available time may make additional uses available for other owners.
Can I resell my interest?
Of course. There are no restrictions on when and where you can sell your interest(s) once the project is substantially sold. Like any other form of real estate, your deeded interest can be sold or transferred by a licensed real estate agent of your choosing. There are no additional costs or fees associated with your ownership— its your real estate.
